Rolling shutters are frequently used building facilities. Regular maintenance can extend their life and avoid sudden failures. The following is a practical maintenance plan for home and commercial rolling shutters:
1. Basic cleaning and lubrication
Cleaning of curtain blades
Wipe the surface of the curtain blades with a soft cloth every month to remove dust and oil (industrial environment needs to be shortened to weekly).
Stubborn stains are treated with neutral detergents (such as diluted detergent). Strong acid/alkali solutions are prohibited to avoid corrosion of the coating.
Guide rail and roller maintenance
Use a brush to clean sand and metal chips in the guide rail groove to ensure that there is no hard object blocking.
Add lithium-based grease to the roller bearing every quarter to reduce friction noise.
Transmission chain/belt
Observe whether the chain is loose. If it is too loose, adjust the tensioner.
Apply special chain wax once a year, and do not use engine oil.
2. Inspection of key components
Motor system
Check the temperature of the motor housing: the temperature should be ≤60℃ after 30 minutes of continuous operation.
Monitor abnormal sound: high-frequency howling may be caused by gear wear, and low muffled sound indicates that the bearing is short of oil.
Limit device
Manually test the upper and lower limits: the motor should stop immediately after the door is in place, and recalibration is required if the error exceeds 3cm.
Clean the limit switch contacts to prevent oxidation from causing signal failure.
